How To Successfully Navigate the Roof Replacement Process: A Homeowner's Guide

Request a roofing estimate by phone or online submission form
Contractor will conduct an onsite roof inspection
Four roofing quotes will be delivered by email or regular mail
Estimate totals are listed per square (one square = 100ft² = SQ)
Inform contractor of your selected roofing estimate and shingle color
An electronic contract will be emailed for you to review and sign
Submit the deposit listed in the roofing contract by your preferred payment method
Building permit will be filed if required by your local municipality
Prepare your home:
Move exterior home accessories away from your house to tarp the ground
Cover large protruding windows with plywood
Remove and dispose of existing asphalt shingles, underlayment, vents, drip edge and roofing nails

Inspect roof decking for excessive gaps
Replace damaged decking (OSB or Plywood)
Ensure decking is nailed securely to rafters
Install:
Ice and water barrier guard at eaves past heated interior walls, wall intersections, valleys, around skylights and chimneys
Synthetic felt underlayment courses up to roof peak using 1-inch plastic cap nails
Rake drip edge metal and replace eave drip edge when replacing seamless gutters
Starter shingle course to eaves and rakes for enhanced shingle wind resistance
Asphalt shingles with a minimum 6-inch seam offset between shingle courses using 6 nails per full shingle
Roof to wall flashing where necessary
Galvanized metal liner in roof valleys
Sewer pipe flashings and new roof exhaust vents (ridge vent, whirlybird turbine, slant back vent, type-b gas vent base flashing, kitchen/bathroom fan duct cap flashing)
Hip and ridge cap with 2 long nails per side for high wind resistance
It is recommended to replace skylights
Caulk exposed roofing nail heads on exhaust vents or last hip & ridge cap
Ensure debris is removed from gutters and yard
Invoice along with a conditional lien waiver will be delivered to the homeowner
